Is it a good time to invest in property?

Prices are extremely low in the market at present due to the current economic climate – although it is always a good time to invest in property!

With new-build development virtually coming to a standstill, before long there is likely to be a shortage of properties - which will push prices up again. The general view is that the market will bottom out and possibly remain steady for a couple of years. Buying now, especially if you benefit from the discounts we offer, means you are very well placed to take advantage of the growth that will come over the next 5-10 years.

Are the discounts genuine?

All the discounts offered by Property Investors Wales are set against current values, and the values are usually confirmed by independent RICS (Royal Institute of Chartered Surveyors) against comparable evidence of recently sold properties within that area. Our properties are often purchased directly from distressed vendors at below market value, and these savings are passed directly onto our investors.

What if I don’t have the time to manage the property?

We offer the complete Armchair service. In effect we source, let and manage the property for you – we have a fully functional team specifically for this purpose that will take care of everything from decorating to repairs.

How do I know the property I buy will be cost-effective?

There is usually a minimum of 20% equity on all properties offered, and we only offer you 'cash flow positive' properties where the rental income exceeds your mortgage payment, and typically this will be a minimum of £100 plus per month clear profit.

How do I buy a property with Property Investors Wales, and what support do you offer new Investors?

We have Portfolio Managers who will help you through the process in every possible way. In addition, we have a team of Sales Progressors, whose job is to help coordinate all parties to ensure that the exchange and completion deadlines are met as smoothly as possible. And this is all in addition to our complete Armchair Service that literally takes care of everything to do with the property as part of our after-sales service.

Are my details confidential?

Totally. We are governed by the Data Protection Act 1998 and are mindful of the security of all personal data held and is treated with the utmost confidentiality. No data will be provided or transferred to any other party without your agreement in advance.

What happens once I’ve registered with you?

We believe that our personal service sets us apart from similar companies, and you will hear from one of our team within a few days of your registration. At that stage we will discuss your requirements, identify your time scales, budgets, locations and any other relevant issues that you would like to discuss. We do not charge a joining fee. All information is FREE and we do not ask you to pay to come to a seminar, or join a 'buyers club'. We email directly to you any properties that come within your agreed investment criteria, and your personal Sales Progressor will contact you shortly after to ascertain your progression requirements.

What fees do you charge?

Our Property Information & Prospectus Pack for the property clearly shows any fees that are payable. The equity and monthly payments are passed directly to you the investor – after all it is your property!

If the valuation for your mortgage does not match the valuation we have given you for the property, or the deal cannot proceed due to circumstances beyond your control then we will refund you 100% of the reservation fee if you decide not to proceed with a replacement property from us.
