As with all properties of this type and age there will be general wear and tear both internally and externally. We would always recommend investors allow £1,500 for any points that may be raised on the survey or for general maintenance and/or improvement that may be required prior to letting.
Both the electrical & Gas installations have not been tested, however the property has been occupied and the vendor has reported no faults. Please be aware that post completion testing of both the electrical & gas installations will be required prior to letting - this can be organised for you through our 'Armchair Service' property management company.
Every seller completes our Property Information Form prior to the property being listed on our website. Although we do our best to ensure the property description is accurate we rely on the information provided to us by the property vendor. We will not accept any liability for issues or losses arising from any incorrect information provided by the vendor.
Agency Fee & Refund Policy
A £1,000 fee will be payable prior to full details of the property being released.
Any further agreed fee's will become payable post valuation and are fully
refundable should the property value less than offered or we can no longer
honour the % discount offered.
Refunds will be issued upon request within 24 hours. You must request your
refund via email.
Should you decide to withdraw from the transaction for any reason other than
above then you will still be liable for any third party costs such as legal
fees, sourcing fees, broker fees, etc.
If your unsure how our refund policy may affect you please contact us for clarification in writing.
Your money will always be held in a client account and we will never bank or use any client monies until our service has been completed.
